3: Qualify thru Wells Fargo to assume my loan....no $ down, must pay closing costs, but that wouldn't be too much, I don't think.
4. Rent for $xxxx per month with $xxxx deposit. 1 year lease or longer.
May consider working with a Realtor on a case by case basis, ONLY if they have a qualified buyer that meets one of my "Payment Options" for a flat rate. 
If you don't qualify for one of the 4 Options listed above, please don't waste your time or mine acting like you can afford to buy my house. There are currently MANY great houses out there for sale, for much lower prices, and I am sure some owners will offer better terms than me. But these are the terms I need to sell my house.
You can rent or buy, or live with your relatives all your life, but you need to live somewhere!! 
Also, PLEASE know how much you can afford before you move in my house. There is NOTHING wrong with renting or buying a smaller house! Why do people want to get mad at ME when they decide they can no longer pay THEIR bills?? I support way too many people already thru my taxes.......do I need to pay their rent too?? Being nice only goes so far it seems.....but I will continue to try!
